
How to Prepare for EICR Inspections Properly

An Electrical Installation Condition Report is not a visit to tidy up paperwork. It is a structured inspection of the fixed electrical installation that supplies your property, from consumer units and distribution boards to accessories, protective devices and selected wiring. Knowing how to prepare for EICR work means the inspection can be completed safely, efficiently and with a report that gives you a clear basis for action.
For landlords, commercial operators and facilities teams, preparation also helps keep disruption under control. An electrician may need to isolate circuits, access occupied rooms and test equipment that is normally used throughout the day. A little planning prevents avoidable delays and makes sure that any limitations recorded on the report are genuinely unavoidable rather than the result of blocked access.
What an EICR inspector needs to assess
An EICR assesses the condition of an existing electrical installation against the requirements of BS 7671 and the safety of its continued use. It is different from an Electrical Installation Certificate, which is normally issued for new work or significant alterations.
The inspection generally includes visual checks and dead and live testing where it is safe to do so. The electrician may inspect consumer units, distribution boards, sockets, switches, lighting circuits, bonding arrangements, fixed equipment and accessible cable routes. They will also test protective measures designed to reduce the risk of electric shock, fire and other electrical hazards.
Not every cable can be seen without opening up walls, ceilings or floor finishes. The report should state any limitations, such as inaccessible areas or circuits that could not be isolated. This is why access and clear communication before the appointment matter. An EICR is only as complete as the installation areas that can safely be inspected and tested.
How to prepare for EICR access and testing
Start by agreeing the scope with your contractor. Confirm which building, floors, communal areas, outbuildings and fixed electrical systems are included. In a commercial premises, this may extend to workshops, plant rooms, storage areas, staff facilities and external supplies. In a rented property, clarify whether garages, sheds and landlord-controlled communal supplies form part of the inspection.
The inspector needs safe, practical access to the electrical installation. Clear space around consumer units and distribution boards, ideally enough for the electrician to work safely with the cover removed. Unlock cupboards, risers, plant rooms and electrical intake rooms, and make arrangements for keys, access codes or a responsible person to be available on the day.
Move furniture, stored stock or personal belongings away from sockets, switches and visible cable routes where possible. This does not mean emptying every room, but an electrician should be able to inspect a representative selection of accessories without lifting heavy items or working around unnecessary obstructions. If a ceiling void, loft, underfloor area or external enclosure is known to contain electrical equipment, make access arrangements in advance.
Do not attempt to remove consumer-unit covers, alter wiring or repair faults yourself to make the installation look better. Preparation is about access and information, not concealing problems. A qualified electrician can assess defects properly and recommend suitable remedial work.
Plan for short power interruptions
Testing can require circuits, or sometimes the whole installation, to be temporarily isolated. The duration depends on the size, age and layout of the installation, as well as how many circuits need testing. A small flat may be straightforward; a busy office, mixed-use property or site with several distribution boards needs more coordination.
Tell staff, tenants or occupants when the inspection is taking place. Ask them to save work, switch off sensitive equipment where appropriate and avoid scheduling critical activities during the planned testing period. For a business, consider the effect on servers, telecoms equipment, alarms, access control, refrigeration, point-of-sale systems and production equipment.
Some systems need specialist shutdown and restart procedures. A fire alarm system, emergency lighting, security alarm, UPS, EV charger or electrically operated gate should not simply be switched off without considering its function. Provide the relevant contact details, operating instructions and, where required, arrange for the responsible service provider to attend. This is particularly important where a temporary isolation could affect safety, security or business continuity.
If certain circuits cannot be isolated during operating hours, discuss this before the inspection. The contractor may be able to plan testing outside normal hours, divide the work into phases or record a justified limitation. The right approach depends on the property and its operational needs, but leaving the issue until the electrician arrives can create an incomplete report and a return visit.
Gather the records that give the report context
Previous electrical records are useful, particularly in larger or altered properties. Have any earlier EICRs, Electrical Installation Certificates, minor works certificates, circuit schedules and records of remedial work available. They can help identify circuit purposes, previous observations and changes made since the last inspection.
For commercial sites, provide current drawings or distribution-board schedules if you have them. Labels on a board are helpful, but they are not always accurate after years of alterations. Clear records make it easier to trace circuits and reduce the risk of unnecessary disruption while the electrician identifies what each protective device supplies.
It is also sensible to flag known issues before the appointment. This could include sockets that feel loose, lights that trip a circuit, damp around electrical accessories, intermittent power loss, recent flood or fire damage, DIY alterations, or equipment added since the last report. A known concern does not guarantee the cause, but it helps the inspection focus on areas that may need closer attention.
Landlords should ensure that property details and tenancy arrangements are current. The report needs the correct address, supply details and an appropriate description of the installation. Where tenants are present, make sure they know why access is required and who will attend. A missed appointment because an electrician cannot enter the property benefits nobody.
Make the environment safe for the electrician
An EICR should be carried out in conditions that allow safe inspection. Deal with obvious site hazards such as wet floors, unsecured animals, poor lighting, unstable access routes or unsafe storage around electrical equipment. If there is asbestos or suspected asbestos near electrical boards, cable routes or service risers, tell the contractor before work begins. Specialist controls may be needed.
Good lighting is particularly useful in lofts, cellars and plant areas. Where fixed lighting may be unavailable during testing, provide safe temporary lighting if practical. Avoid asking an electrician to work from unsuitable ladders or climb over stored materials to reach equipment. Access arrangements should be proportionate to the location and risk.
For occupied commercial buildings, appoint one person who can make decisions on the day. They should know how to contact building management, IT support, alarm providers and key holders if an issue arises. This reduces delays when an unexpected circuit supplies a critical service or a board cannot be isolated as planned.
Understand what the result may mean
An EICR does not normally produce a simple pass certificate. The overall outcome is recorded as satisfactory or unsatisfactory, supported by observations and classification codes. A C1 observation indicates danger is present and urgent action is required. C2 means potentially dangerous and requires urgent remedial work. FI means further investigation is needed without delay. C3 observations recommend improvement but do not, on their own, make the report unsatisfactory.
If remedial work is required, ask for it to be clearly scoped and priced. Some findings may be resolved quickly, such as damaged accessories or missing labels. Others, including inadequate earthing arrangements, outdated consumer units or deteriorated wiring, may need a more planned solution. The correct response depends on the defect, the building’s use and the condition of the wider installation.
Once remedial work is complete, keep the associated certificates and any confirmation of completed observations with the EICR. These documents form a useful compliance record for future inspections, property transactions and ongoing maintenance.
A well-prepared EICR appointment is not about making an installation appear fault-free. It is about giving a competent electrician the access, information and time needed to establish its condition honestly. That clarity protects people, supports compliance and helps you make sensible decisions about the next steps.
